Property Manager manages the day-to-day operations for a property or portfolio of properties. Responsible for coordinating routine and emergency maintenance, selecting and managing contractors, and leading property improvement projects. Being a Property Manager develops financial and business plans for profitable property ownership. Oversees budgets, lease administration, and tenant service delivery. Additionally, Property Manager may initiate or assist with the buying and selling properties in the portfolio. Requires a bachelor's degree. Typically reports to senior management. The Property Manager manages subordinate staff in the day-to-day performance of their jobs. True first level manager. Ensures that project/department milestones/goals are met and adhering to approved budgets. Has full authority for personnel actions. To be a Property Manager typically requires 5 years experience in the related area as an individual contributor. 1 - 3 years supervisory experience may be required.   • Happy Homes is a long-term residential property management business covering the greater Charleston, SC area.  We’re seeking a Charleston-based property manager to join our team, with a start date anytime between February & April.

    As a property manager for Happy Homes, you will have significant direct, face-to-face interaction with our tenants, so excellent interpersonal skills and punctuality are essential.  For most of our tenants, you will be the first person from Happy Homes that they meet, and their main point of contact during their lease.  You’ll be showing properties, performing move-in and move-out inspections, and following up on specific property requests or updates as needed.  We have an office space in Charleston; however, our property managers spend most of their time in the field showing and assessing properties, so remote work from home or in the field will be standard for you with built-in flexibility.

    Job Description


    • Show Happy Homes’ available properties in compliance with state laws.  
    • Conduct move-in, move-out, and annual inspections for lease renewals ensuring accuracy & compliance with the company's processes.
    • Ensure security deposits are accurate and in compliance with timing required by state laws.
    • Onboard new properties by managing the rent-ready, application and leasing processes for prospective tenants.
    • Keep property records up-to-date and accurate at all times.
    • Promote resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and taking appropriate action quickly.
    • Assist in managing the client (owner) relationship by providing updates and information as needed, as well as following through with an owner’s request.
    • Speak up and help us improve!  Identify problems when you see them and suggest solutions.
    • Maintain and update job procedures, as needed, for operations manuals.


    Qualifications

    • Valid Drivers License & current automobile insurance required.
    • Must have your own transportation
    • South Carolina Property Management license
    • At least one year of single family property management experience is strongly preferred.
    • Knowledge of Appfolio Property Management Software preferred
    • Reliable and punctual.  You’ll meet many potential future tenants for tours of properties, and they’ll expect you to be there on time.
